The difficulty with describing this Amish Country Bed and Breakfast lies in the plethora of positives. First of all, there are the guest facilities. The main Inn houses five excellent guest accommodations. In addition there are two well appointed, newly built cottages. We have learned that, in the right location, seven rooms is large enough to make sense of the business end, while providing the favored life style of Innkeeping.
This Bed and Breakfast has the right location. Holmes County and the surrounding area is the largest year-round tourism entity in the State of Ohio. Over 4 million visitors from around the world come each year because the area is home to the World’s largest Amish community. They are conveniently located 80 miles from Cleveland and Columbus, which makes the area the perfect overnight get-away for Ohio residents as well. Pittsburgh is only a 2 hour drive and Cincinnati is 4 hours.
We have taken note of two positives. A third is the extensive owner’s quarters. The lay of the land allows for the Inn to function on one level and the owner home to also maintain a different street level location atop the Inn. The home has four bedrooms, two baths, an open concept living/kitchen area, an office and a two car garage, all totally separate from the Inn while being right on top of it. (Sort of like drinking a glass of water while standing on your head!)
A fourth positive is a strong business activity, with a clear opportunity for growth in the future. The two cottages are recent additions. They have not yet reached their potential.
A fifth positive for the Inn is a very modest price of $650,000.00. Finding a smaller Inn that makes sense financially is not easy. Garden Gate makes sense financially while providing exceptional living quarters.
Also included with this business is a 14-passenger tour bus that current owners use to provide tours as a second income and as a marketing tool. The Inn’s logo is on the side of the bus and advertises the Inn’s wine tasting weekends and murder mysteries. This service adds to revenues. They are the only Bed and Breakfast in the State of Ohio that owns a tour bus and offers tours to guests. The engine in the business does not require a CDL license, therefore anyone with a drivers license can drive it.
