This delightful Inn has a multitude of characteristics that many of our future Innkeepers desire. First of all, it is a Bed and Breakfast, with only occasional other meals when there is a special event. Because the Inn was built ten years ago as an Inn, the Inn is efficiently organized. There are seven spacious guest accommodations; small enough to be run with part time, as needed staff, but large enough to be a viable business.
The Inn sits on 13+ rural acres, with exceptional views of the landscape and a view of the New River far below. What appear to be Lionel trains are frequent sites along the river, although the distance precludes any audible notice.
As a result of a superior facility and geographic location, occupancy rates are running about 70%, with an Average rate of $171.00. This translates into sales well above $350,000.00. The result is a very healthy bottom line to service debt and reward owner/operators.
If you are not already convinced there is more…much more. The original builders had the foresight to provide a separate owner’s residence complementary to the Inn. It is ten yards from Inn to home, but creates a much needed “escape” for Innkeepers.
Finally, this Inn, a member of Select Registry and the Diamond Collection, is fairly priced at $1,595,000.00. Cash flow will easily cover debt service and provide a reasonable return for new Innkeepers.
