Services for Future Innkeepers
Just as the internet has changed the transfer process for Innkeepers, it has affected the process for buyers as well. Parallels are many. The internet has intensified the old and unreliable real estate model. Listings on the internet are in the hundreds. Presented for the most part as real estate, these listings are rife with glittery pictures and florid prose, describing in detail every brass hinge and crown molding, telling us of the long departed notables who built or lived there. What is missing is any hint of income, occupancy, and cash flow, or any justification for a price that is likely to be totally unsupported by business activity.
The first need for future Innkeepers is information; solid information about what makes Inns viable (size, location, style, etc.) how you develop business (marketing) and how to establish proper price and terms (valuation).

Seminar
Bill Oates and Heide Bredfeldt put the seminar for future Innkeepers first because we strongly believe that knowledge is the best tool for the successful purchase of an Inn or Bed and Breakfast. Because we feel information is important, our fee for the innkeeping seminar is $195.00 for a couple and $175.00 for an individual. (Lodging and meals at the Inn where the seminar is hosted, are additional.) More details.

Seminar Addendum – Personal Meeting
This is the seminar but you are the star. This can be viewed as an individual seminar for those who cannot attend a regular seminar. This session is free for our Innkeeping Seminar Graduates. For others the fee is $300.00. It is a +/- four hour session at our offices in Brattleboro, Vermont.
The object is to define a successful acquisition plan for the individual client.

Comprehensive acquisition consulting for an identified Inn. Fees run from $3,000.00 to $10.000.00 depending on level of involvement.

Intensive Acquisition Consulting
A comprehensive consulting relationship through the entire process of buying an Inn, Modeling, Identifying, Valuing, Negotiating, guiding and Closing. $50,000.00
As the process intensifies, other areas of Inn Consulting Partners’ services may be appropriate. Remember however, that each situation is unique. “One size fits all” is an old model. Please contact us!
