Bill Oates and Heide Bredfeldt
Bill and Heide have seen dramatic changes in the Country Inn/Bed and Breakfast world in the last 30 years as consultants. These changes, accelerated with the impact of the internet, affect all aspects of the Inn business, but are especially noticeable in the transfer process.
For Innkeepers wishing to move on, the old real estate model: hire a broker or consultant, wait for buyers to be produced, and pay a very large commission, simply does not work in today’s world.
Services for Future Innkeepers
Just as the internet has changed the transfer process for Innkeepers, it has affected the process for buyers as well. Parallels are many. The internet has intensified the old and unreliable real estate model. Listings on the internet are in the hundreds. Presented for the most part as real estate, these listings are rife with glittery pictures and florid prose, describing in detail every brass hinge and crown molding, telling us of the long departed notables who built or lived there. What is missing is any hint of income, occupancy, and cash flow, or any justification for a price that is likely to be totally unsupported by business activity.
Services for Current Innkeepers
If you own an Inn, you need to have an exit strategy. We believe we can provide appropriate and cost effective help at all stages of the process. A call to Bill or Heide will help define your specific needs (877-957-2360).

Illinois Mississippi River View Inn
Spectacular! This is not a word we would use lightly, but it is entirely appropriate for this Select Registry Inn. The Inn sits on a bluff high above and overlooking the Mississippi River. Trains that resemble your childhood Lionel set ply the tracks on both sides of the river, clearly seen but not heard. This Inn for sale is located in one of the mid-West’s premier destination locations. The area is very busy in summer and fall, and the Inn abuts a major regional ski area for winter business. The Inn has not yet reached the potential its new facility should achieve, but family considerations dictate a sale at this time. In 2008, the Inn did gross about $800,000.00, but the future should be much stronger. The Inn is priced according to our Valuation at $4,700,000.00.
